How do I know if chimney flashing is leaking?
Common signs include damp near the chimney breast, staining after wind-driven rain, lifted lead edges or cracked mortar around the flashing. Because water can travel, a chimney leak inspection should also check the stack, pots, pointing, back gutter and nearby roof covering.
Can damaged lead flashing be repaired?
Small local defects may sometimes be repaired, but split, poorly fixed or incorrectly sized leadwork often needs replacement. Correctly formed step flashing, cover flashing, aprons and back gutters allow for movement while directing water safely onto the roof.
Does a leaking chimney need repointing or new leadwork?
It may need either or both. Open mortar joints can let water into the stack, while failed flashing affects the junction with the roof. BHR checks each detail so the work addresses the actual cause rather than covering the visible symptom.
